Home Information Packs (HIPs)
Although HIPs can be purchased from a variety of different sources many people wrongly assume that they have to purchase the HIP through the estate agent that they intend to use to sell their property. This is most definitely not the case. You are free to purchase a HIP from any source you wish.
Our managing director, Jim Gillespie, is the founder and chief executive of the Institute of Domestic Energy Assessors and has been heavily involved with the HIP industry from inception. Jim says “be vary cost conscious when considering purchasing your HIP through an estate agent, particularly if they tell you it’s either free or built into their fee. As them outright how much you will be charged for the HIP. I’ve come across several instances where vendors have been told their HIP is “free”, only to be charged several hundred pounds a few months later when their property didn’t sell and they tried to withdraw it from the market”.
Home Information Packs
Home-owners or their agent marketing a residential property in England or Wales are now under a legal duty to provide a Home Information Pack.
The following compulsory documents must be included in a Home Information Pack HIP).
- Home Information Pack (HIP) Index
- Property Information Questionnaire (PIQ)
- Energy Performance Certificate (EPC)
- Sale statement
- Standard searches
- Evidence of title
- Additional information for leasehold and commonhold sales, where appropriate.
Optional documents in the Home Information Pack (HIP) include:
- Home Condition Report (HCR)
- Legal summary
- Home use/contents forms (now have been replaced by PIQ)
- Other documents
- Additional information for leasehold and commonhold sales, where appropriate.
