Since the 1st of August 2007 a legal requirement was phased in whereby anyone within England or Wales who intended to sell a residential property was required to have commissioned a Home Information Pack (HIP) before the property could be marketed “For Sale”. You can purchase HIPs from a variety of sources, but be wary of cheaper alternatives which may come with tie-ins or hidden costs. READ MORE |
Domestic Energy Performance Certificates (EPC's)

Since the 1st of October 2008 landlords have been required to have an Energy Performance Certificate (EPC) conducted on their properties before they can advertise there property 'For Let'. The EPC is calculated in exactly the way as the EPC within a HIP, however, it is valid for ten years instead of three. READ MORE |

Commercial Energy Performance Certificates (CEPC's)

Since the 1st of October 2008 Commercial Energy Performance Certificates (CEPC’s) have been required on all commercial properties upon sale, construction or rent. They and should be made available to any new tenant or purchaser as soon as marketing commences. CEPC’s are more complex than the domestic type and will often require an initial visit to the property before a quote can be provided.READ MORE |
